Now this was work! We definitely made our realtor work for her money! We had some hard decisions to make. We could hold out for the next offer and hope it was higher... we could have waited another 2 or more months for what? 5K more? Then in that time the house we were dreaming of making our own could be off the market. Would that be worth 5K to us? It was so hard accepting an offer a little lower than we had thought would be our lowest acceptance. But now, knowing the final result I'm so happy we did!
We got the offer on our house on March 28th and had a TON of negotiating to do! Finally on April 1st we finally agreed on a price and on the am of April 2nd we put in our offer on the house we hoped we would be making our home! That evening we found out that someone else put in an offer that exact day. REALLY? The house had been on the market for 9ish months and the same day we put in an offer someone else did too! What are the chances?! We soon came to find out that the sellers realtor was the same realtor for the other buyers and hoped but assumed that they were not getting any inside scoop that we weren't getting! The cards were totally piled against us! Now let me tell you, we have been to every house that even somewhat fits our family wants/needs. This is the only one left on the market that fit all that and that we just happened to LOVE. It was a grueling 3 days! It ended up being sent to a "Relocation" group so it was out of that realtor's hands. They looked at everything from our funding, to strength of the buyers for both parties current houses, to credit and approval, etc... and came back with - we were both very strong buyers so go with the highest bid. We knew what our top limit for the house was and had NO clue what they were bidding. Sounds like fun right? Finally after many push backs on time frame when we would know by, at 2:15 I got the call at work from our realtor saying WE GOT THE HOUSE! I couldn't even understand what she was saying through all the screaming! She was as excited and relieved as we were! We are so blessed to have found a realtor who was willing to work as hard as we were to make this all come together! She was amazing in all she has helped us with!
So, I know my faithful followers have all been waiting patiently to see our new home! Well, here it is and we couldn't be more excited!
If you can only imagine what it will look like with green grass and blooming trees and flowers and no snow on the ground! Oh I just can hardly wait!

I love this one because our car is in the driveway! Just where it will be in a month from now!!! The 2nd time we went to see it was right after all the flooding. It was good to see the back yard wasn't flooded even though there is a ravine back there. And you can tell all the moisture there was on the stucco.
The side yard. I love it, it is in a little neighborhood, but we feel so secluded with all the trees and our 4.16 acres!
Inside the living room view from the kitchen. They just laid all new carpet throughout the house and painted all the walls except the bedrooms.

And the huge kitchen with TONS of cabinet space! All it needs are some new appliances, new nobs on the cabinets, and granite counter tops!
I didn't take pictures of all of the rooms when we were there (and how funny is it out of the 20+ houses we looked at this was the ONLY one I took pictures at! :) but I had to take a picture of the master bath because there will be some great before and after pictures of this puppy! That wallpaper HAS to go!
The finished basement - will need some warming up with some great rugs and all of Randy's "man cave" touches...
And quite possibly my favorite part! I love love love the land! There are 2 little ravines back here and our property line goes all the way back to the second row of trees. We are so close to town, so close to the high school which will be wonderful when our kids are in sports, but we feel so secluded! I can't wait to see it in the summer and fall! We are going to love this place!
and more of the yard. You can't see, but way back in the back there are 3 swings hanging from the trees! The kids are going to have a blast when the weather is nice! Randy's plan is to buy and old go-cart and fix it with the kids and make a dirt track in the back section. Yep, we are going to love this place!
It's not all done yet... We have our home inspection on Friday - we have to pray all goes well with that, we had our home appraisal today - we have to pray it appraises for what they are willing to pay for it and that really shouldn't be a problem. Then next week we will do the appraisal and inspection on our new house and pray everything goes well with that. Then pray that nothing goes wrong between now and then and that our homes buyers don't change anything and back out. Lots and lots of prayers sent up to help the rest of this go much much smoother than the beginning part has been! We are only half-way there! I hope we got the hard stuff out of the way first! May 6th is the day! We go close on our "old" house, then go to close on our "new" house and get the keys! Then we have until 5pm on the 9th to be out completely moved out of the old house. It is going to be a whirl-wind of a month but I'm up for the challenge and totally excited for the new start! Thank you all for all of your prayers through all of this. It has been SO stressful and I'm so glad to see the light at the end of the tunnel! Please keep us in your prayers! I can't wait to show you "after" pictures!
